For property managers
Scale faster with operations that run themselves.
Renewals, maintenance, owner reporting — each one waits on you to notice it and tell someone. That waiting is what caps how many doors you can hold.
30 minutes. No pitch deck. You get the map either way.
Where the time goes
Three things eating your week.
Renewal windows tracked in a calendar that only warns you once, and only if you put it in.
Owner statements assembled by hand every month, from data that was already in the system.
Maintenance status that exists only in a text thread with a vendor.
What I build
What I can build for you.
A renewal pipeline that watches the dates
Every lease, its window, and the notice already drafted when the window opens.
Owner statement — October
North Charleston triplex

Owner reporting that generates itself
The statement each owner expects, on the day they expect it, from the numbers you already have.

Proof it isn’t a slide deck
I built these for my own real estate business first.
That’s why I know they hold up — and it’s how yours gets built too.

A 30-minute call
We walk through your week and find where the time actually goes. Free, and you get the map either way.
One thing, shipped
We pick the highest-leverage piece and I build it. You are using something real in weeks, not quarters.
Build out from there
Once it is earning its keep, we add the next piece. You own what gets built — no hostage software.
Questions people ask
What does this cost?
It depends entirely on what we build, and I will not know until after the call. Most engagements start with a fixed price for the first piece, so you are not signing up for an open meter. From there it is up to you — plenty of people keep me on to maintain and extend what is running.
How long until I am actually using something?
Weeks, not quarters. The first build is deliberately scoped to one workflow so it can land while you still remember asking for it.
Do I own what you build?
Yes. The code is yours, it runs on your accounts, and you can hand it to another developer whenever you want. No hostage software.
I already have a CRM. Does this replace it?
Usually not. Most of what I build sits alongside the tools you already pay for and fills the gap they left — the part you are currently doing by hand in a spreadsheet.
I have property management software already.
Most people do, and most of it handles the ledger well and the communication badly. That gap is usually the whole build.
Let’s find what to automate first.
Tell me what’s eating your week. I’ll send back a custom report on what could actually come off your desk — before we ever get on a call.
